Why Stage Your Property? What Bristol Staging Projects Have Taught Me

The Numbers: Does Home Staging Actually Work?

Short answer: yes. And the research backs up what I see day to day.

In the Home Staging Association UK & Ireland's survey of estate agents, developers and property managers:

85% said a staged home sells up to three times faster than an unstaged one

94% of estate agents said staging increased viewings

75% said buyers spend longer viewing a professionally staged home

100% said staging helps buyers picture the property as their own

On price, industry estimates put the typical uplift from staging at around 8–10% on comparable unstaged properties.

And the cost? Professional staging typically comes in at around 1–2% of a property's market value. When you set that against a faster sale and a stronger offer, the return speaks for itself. Staging isn't decoration, it's marketing. You're not paying for cushions. You're paying for more viewings, a faster sale, and a buyer who's already imagining their life in your home.

Why Staging Works

Working around property sales every day gives me a front-row seat to what makes buyers fall for a home, and what makes them scroll straight past.

Buyers don't buy square metres. They buy a feeling. Staging is how you show them that feeling before they've even stepped through the door.

A well-staged home does three things:

It helps buyers picture themselves living there. A table laid for dinner, a reading chair by the window, a bed that looks genuinely inviting. Small scenes tell a big story.

It tells buyers the home is ready to move into. A styled home feels cared for. And a home that feels cared for feels like less of a risk.

It makes the listing photos work harder. Your first viewing happens online. Staged rooms photograph beautifully, and beautiful photos are what turn a scroll into a booked viewing.

Selling an Empty Property?

This is where staging really earns its keep.

Empty rooms are surprisingly hard to read. Without furniture, buyers can't judge scale or proportion, is that a double bedroom or a generous single? Will a sofa actually fit? Empty spaces also photograph flat and cold, and they echo on viewings.

Our Bath Buildings project in Montpelier is a perfect example. A two-bedroom period apartment with a spiral staircase at its heart, it was full of character, but completely unfurnished. Staging the living room, kitchen and both bedrooms meant buyers could finally see the true size of each room, rather than guessing from empty photos.

Staging for Developers

Staging isn't only for homeowners. Developers launching new properties need buyers to connect with a space they've never seen lived in.

At The Chocolate Factory in Greenbank, we staged a one-bedroom apartment in a converted historic factory for a developer bringing a range of homes to market. We leaned into the high ceilings and huge windows, added colour to bring the space to life, and commissioned local artists to create pieces for the walls, a nod to Bristol's brilliant art scene, and a way to give a brand-new space a sense of place. In a new-build or conversion, staging gives buyers the one thing the brochure can't — a sense of how it feels to actually live there.

What I've Learned From Staging Projects

Every property is different, but the same lessons come up again and again.

Light comes first. Open the curtains, clean the windows, add mirrors, and layer warm lamps. A bright home feels bigger and happier.

Edit, don't erase. Buyers respond to a home that feels loved, not a blank box. Keep the character. Lose the clutter.

Scale matters more than style. The right-sized furniture shows a room off. The wrong size makes it feel cramped — or strangely empty.

Tell a story. The homes that sell best feel like somewhere a real person could live a lovely life. That's what staging is really about.

Not Ready for Full Staging? Make Your Home Sing

Not every seller needs a full staging service — and if you're living in your home while it's on the market, you can do a lot yourself.

That's exactly why I wrote Make Your Home Sing, my guide to preparing your home for sale without stripping out its personality. It covers my four principles — light, plants, art and story — and comes with two free resources:

A printable room-by-room checklist to work through before photos and viewings

A "story of your home" worksheet to help you pin down what makes your home special
